What Is YOUR Number?  

The average income in the USA is $44,000 a year. What would it take to replace your 9 to 5? Meaning you would never have to work at a job again. That sounds like retirement to me.  

You could start a business or do internet marketing or a hundred other things to make an income. Why? I like to keep things very simple.  

10 houses is all it takes for you to be financially free. The passive income from 10 houses will replace a $60K a year job. Just 10 houses. It's not hundreds, Just 10 houses.  

The great thing is you can use other people's capital to purchase the ten houses. The Real Estate Apprentice program will show you how.  

Here's what the numbers look like. Each house has an ARV of $100,000, which we purchase around $60,000, leaving $40,000 in equity on the day of purchase.  

The lease/option tenant pays around $1000 a month, which is split 50%/50% between the managing partner and capital investor. So take $500 x 12 months is $6,000 per year.  

Now times $6,000 by 10 houses and that's $60,000 a year for 7 to 10 years.  

Plus you get $12,500 management per house. Which is an additional $125,000 upfront.  

On the back end, you will cash-out on the equity and get $20,000 per house. Which is $200,000 in cash.  

So, Here the total that you will make from just 10 houses, that you purchase with none of your own money.  

$600,000 ($60,000 yr X 10 yr) $125,000 (Management Fees for 10 houses) $200,000 (Equity payouts on 10 houses) ======== $925,000 Total Cash

The Real Estate Apprentice Program is a three stage mentoring process to starting your own real estate business in the next six months. You will start the first stage as a referral partner. There is no cost or fees to the program, only cost is your time and effort. You will be an independent contractor for the company. Your responsibility will be contact private money investors and present our structured cash flow (SCF) opportunity to them. You will use your own social network, join civic organization to expand your network, and/or run ad campaigns on Facebook and Linkedin.  

I will do all the closing of the contracts. For each sign SCF contract you present and I close, you will receive $2500* within 48 hours of the capital investment funding (*based on $80K placement). You will receive a bonus for each consecutive closing in each month (see affiliate agreement bonus schedule).  

After your client agrees to or shows interest in a structured cash flow, tell them that your assistant will call them at scheduled time to do the paper work. You will need to know their full names (including Spouse), phone number, email, the amount of investment capital and the agreed time/date to call. Also include your name in the notes box so you can get credit for the sale.

Welcome To The Program: 

Now, it’s time for your training. The main thing to is to keep it very simple. You need to find prospects, setup meetings with prospects and see if they are a good candidate for the program. 

Prospecting:

You are going to use your own social networks. So make a list of everyone that you know who would like to retire younger. And then call that list.  

The 5 hour a week program: When you first start in this program, I want you start by just finding 5 people a week to meet with and do the book review presentation below. It does not matter if they are the right people for this, the idea is that build the habit of talking to 5 people a week. In most cases 1 out 5 people will say "Yes, I am interested" 

So make list of 5 - 10 people at the beginning of each week and call them using the script below.  

Here’s what to say: 

 “Hi _______, I am starting a new venture. I want to get your opinion on it. Can I come by at ___.”  

“Hi _______, I am starting a new venture. I’d like to get your advice. Can I come by at ___.”  

“Hi _______, I am starting a new venture. I want you to poke holes in my idea. Can I come by at ___.”  

“Hi _______, I am starting a new venture. I need a second opinion. Can I come by at ___.”  

What is it? “That’s EXACTLY why I want to meet”

Advanced Prospecting:  

1. Get business cards with a nice design. Put your name and “Private Investor” and an email, but NO PHONE NUMBER. Write your phone number by hand on the back of the card when you give someone the card, tell them it's your private cell phone number. This will make sure that they keep your card. They will ask you "what a Private Investor does?" which is the purpose of the card.  

2. Join civic organizations that have meetings during the day. (only rich people can hang out during the day) Volunteer as the secretary of the club within the first few weeks of joining. Network & build trust with the members. Volunteer to make a presentation during the meetings ie. Retirement options, business, marketing, etc. People will naturally be interested in what you do.  

3. Get Referrals. Every time, you have a successful meeting get a video referral. Take your phone out and record a video for their friends. 

“Hi _________, we just met with ______ and they just show us how we can generate a cash flow in our retirement. Listen to what _____ has to say.” Have the clients email the video to their friend. You will follow-up with a phone call. 

4. Sponsor association meetings especially federal and state employee associations. Buy the catering for the meeting in exchange for a 10-minute presentation about retirement planning. Repeat this monthly and you will have more prospects than you will know what to do with.  

5. Run Facebook ads. Use the FB conversion ads to capture their name, email, and phone. Sample capture page: http://retireyounger.us/report

The Book Review Presentation: (See Book & Planning Guide In Resource Area Below)  

NOTE: The idea is NOT to explain what we do. It's not about Real Estate. It's about the safety and security of knowing they will have an income that they can depend on in retirement. 

1. Opening questions: “Have you thought about your retirement plan? On a scale from 1 to 10. Where 10 means you have zero worries about running out of money in retirement and 1 meaning I have very little saved up for retirement, where are you at?”  

2. “I found this book: Retire Younger have you heard of it?” No “Well, a friend of mine wrote it and it outlines the three steps to retiring without ever running out of money. Would you like to know what they are?” PAUSE - what is their reaction, judge their interest level.  

3. “Step one is to save the SEED capital. Like in a 401K, IRA or pension fund. Do you have some money saved up for retirement? Most people will need about $2,000,000 saved up to live comfortably if they expect to live 20+ years after retirement.”  

4. “Step two is to grow that SEED capital in a TAX-FREE environment. Notice that I said TAX-FREE” Show them the SEED VS HARVEST image from the Planning Guide.  

5. “TAXES can EAT up to 50% of your retirement savings.” Read the example in the book on page 32.  

6. “Step Three is moving your capital into an income generator that will give you a lifetime of TAX-FREE income. It's like having your very own money tree!" Show them the income generators from the Planning Guide.  

7. “It seems like you like __________________ (generator type)? If I could show you how can go from where you are now to a lifetime of income would you be interested?” If no… end the presentation.  

8. If yes, “Great, I can definitely do that! Can you give me a ballpark where you are now? Based on what you have told me, I would recommend ____________ because it would ___________”  

9. “Before I show you how we can help you build your investment plan. There are 5 investment criteria you should consider for before placing your money in any investment.” Read pg 39 - 44 (This is a very important step. It gives them emotional triggers to base their decision on. Plus, it eliminates all other competition.)  

10. “So, the fastest safest way to make double-digit returns is with a Structured Cash Flow” read pg 57 -62 (Be sure to tell them that this is a 7 - 10-year investment commitment. In addition to the 50% split, we charge a placement fee of $12,500, a management fee of 12% and we hold a reserve - in case a problem happens with the property that needs to be fixed - we do not want to ask for any additional money for repairs.) Show them "Your Money in 10 Years" chart from the Planning Guide.  

11. “The great thing about Structured Cash Flows is that they can fund your Index Universal Life Insurance. So you get the best of both worlds!” Give them an example of how that works. You can take the profits from the SCF and have it pay the premiums on the life insurance automatically. "In other words, other people are paying for your retirement."  

12. “So how do you feel about this plan on a scale of 1 to 10 (10 meaning I am ready to get started)”  

13. If 5 or above, “Great all I’ll need from you today is time for my assistant to call you and go over the paperwork.” Note: Ask them to review "Personal Assessment" from the Planning Guide. Make sure it's a positive number. Collect the information. You will need to know their full names (including Spouse), phone number, email, the amount of investment capital and the agreed time/date to call. Also, include your name in the notes box so you can get credit for the sale.  

14. If below 5, “Wow, that’s low… If you had a magic wand and you could change one thing about the information that I have shared with you today, what would it be?” Objections (Follow these steps 1. listen 2. feed it back/repeat it back 3. listen 4. question it/ clarify 5. "Is this the only thing holding you back? Let’s take it off the table and move forward... time is working against us when it comes to your retirement."). You can also use feel, felt, found examples "It seems like you feel ________________. Other people have felt the same way, what they have found is___________. "  

Program Overview:

The referral partner program is only the first stage of three stage program. If you consistantly follow the 5 hour a week program, on average to close 1 contract a week. This will give you a monthly income of $12,250 on average or $147,000 per year (less taxes). Not a bad income for just 5 hours a week.  

For those who wish to remain in the program long-term, I will offer you the partner program or stage 2. To quailfy for the partner program you MUST refer a minimum 10 people who close a SCF contract with me and move money with me.  

In the partner program, you will sign the SCF contract giving you 10% of the back end cash payout when the house is sold in at retail in 7 - 10 years. There is large profit of $40K - $70K when the house is cashed out and sold at retail (ARV) and you will get 10% of that value ($4000 - $7000). This check will just show up in your mail box 7 - 10 years from now. Imagine having them show up more than once a month. Just to be clear you make money now with the referral partner program and you make money later (on the same referal) with the partner program.  

Stage three, You can start your own cash flow real estate business. You will be 100% independant from my business and you will have the safety and security of knowing how to generate an income for the rest of your life. With each SCF contract that you sign you will make $50k - $100k over the 7 - 10 year contract. Plus you will get monthly residual income that you do not receive as a partner. I will provide you with all the resources and support you will need. Again there is no cost for my services.
